10.29.2012 – Both Sides of the Coin

Hard money lenders provide financing options for those turned down by traditional banks.

Hard money loans and investors. You need one to have the other. Private money investors provide funding for those looking to purchase real estate. At Source Capital, this is done in the form of  trust deed loans. The money is secured with the property being purchased by the borrower.

Borrowers that have been turned down by banks have an opportunity to receive necessary financing from an alternative source; a private money lender. Hard money lenders play an important part in the rebuilding of our economy. By providing more people with the means to purchase real estate, more money is being added into the active market. With additional activity and purchases comes a lessening of the supply and increase in the demand. This process drives real estate prices higher. This is beneficial for the growth of our economy.

Private money investors allows for an increase in hard money loans.

Whether wanting to purchase a piece of land, an apartment complex or a purple house, Source Capital can help you fund your dream.

If you want to purchase real estate, don’t let lack of funding stop you. Give Source Capital a chance to help you. My thoughts are with those on the East Coast being effected by Hurricane Sandy and her aftermath. Weather conditions are still extreme. A severe storm has replaced the labeled hurricane with winds, flooding, power outages and other potential dangers striking a growing number of areas. Below are links to additional information.

School and home parties add safety and peace of mind to the fun and sweet treats of Halloween.

In just days it will be Halloween. I always look forward to seeing neighborhood children in costumes excited to see a light on at a house, which means… candy! Although this upcoming holiday can be fun, how it is celebrated by families has definitely changed in response to increasing fears about approaching homes of strangers. There used to be more trust in receiving sweets during trick or treating. Things are different, as they are with each new generation.

We want abundant opportunities for our children. We want them to have freedom, but we also want to keep them safe and protected. The transition to more school and private home Halloween parties in lieu of predominant door to door candy gathering is one example of how times have changed.

Choosing where we live makes a difference in our life experience. Our external environment, including climate, population density and crime rate can all influence our behaviors. With parenthood comes additional concerns. Not only an added emphasis on safety, but also a desire to provide the best education possible for our children.

10.24.2012 – Invest in California

International investors are coming to California!

When you have extra money, what do you do with it? You may buy something you have been longing to have, put it in a savings account, add to your 401k or choose a number of other options. There are many choices, but with the decline of our economy there is more doubt and hesitation when it comes to investing.

Real estate has long been a place for investors to put their money. With the challenged U.S. housing market however, some have shied away in recent years. With that said, there are others who have seen the opportunity and taken advantage of the still present buyer’s market.

The Reuter’s article at the link below highlights some investors’ fascination with California real estate and the opportunities available.

International “super rich” investors see California as a current hot spot.

There are many ways to invest in real estate. Below are some to consider.

  • Buying property and holding on to it until the market strengthens.
  • Purchasing fixer-upper houses and flipping them for a profit.
  • Investing in apartment complexes or other multiple housing units.
  • Acquiring income producing commercial properties.
  • Participating in trust deed loan investments.

San Francisco and other California real estate appeals to international “super rich” investors.

If you are wanting to invest in the current California or Arizona real estate markets, you may choose to purchase property or participate as a fund provider for a trust deed loan. Source Capital provides alternative financing in the form of hard money loans for those who have been turned down by banks. Another way to invest is to work with Source Capital as a private money lender. By participating in this program you provide funding for a buyer so they can make a purchase. This is done in the form of trust deed loans.

10.22.2012 – San Diego Home Prices

San Diego County beauty.

With all of the reported changes in the United States real estate market along with mixed opinions, it is challenging to stay up on what is actually happening currently. As a resident of San Diego County, I was curious to find out what is going on in my area. I came across a recent article in the Union – Tribune San Diego sharing a helpful database. It offers information about median home prices in San Diego County through September 2012. You can sort property information by zip code, region and specific neighborhood. It is interesting to see how things have changed and where the market is now. Below is a link to the article, as well as a link directly to the interactive database.

10.19.2012 – California in 2013

California is still a buyer’s market.

There is no denying that the economy has effected our country in ways we will continue to see for some time. Although things are not back where they were however, improvements can be seen in some areas.

As I have shared in recent blogs, less foreclosures have been filed and prices are on the rise in many cities across the U.S. Even with these changes, there still is time to buy and take advantage of the buyer’s market benefits. It is recommended that you do move forward with your purchase as quickly as possible, since there are no guarantees on what will happen next.

An article by the California Association of Realtors’ provides some insights. At the link below you can find out more about their 2013 forecast of the real estate market.

This is great news for sellers and our economy in general. It is also a reminder that the time to buy is now.

10.11.2012 – Foreclosures Down

According to an article in today’s Los Angeles Times, the number of foreclosure filings hit a five year low in September. This is good news for our real estate market and economic health. Improvements in the market will benefit sellers and the US economy, as a whole. What it also means is that the prices are going to rise. Although property costs are still phenomenally lower than they were prior to the real estate market’s decline, we are reminded that this is a limited time opportunity. Whether a home for yourself or an investment for the future, purchase if you can, as soon as you ca, for maximum benefits.

Below is a link to the Los Angeles Times article highlighting foreclosures.
