Supply and demand influences every industry.

The equation of supply and demand can be seen in all industries, including real estate. As I have been sharing, although still a buyer’s market, property prices are on the rise. Foreclosures are decreasing and more people are seeking to buy. Supply is diminishing. Demand in some areas may be maintaining while in others, it is growing.

The article is accompanied by an informational video with statements from LA Times staff members. The sound quality of the video is not at its optimum in parts. It was recorded in the newsroom, so there is some background noise and other challenges, but it is interesting and I like the idea of what they are trying to do with the video to help inform consumers.

No matter how you celebrate, enjoy it!

I hope you are enjoying your Thanksgiving eve. I have had all different types of Thanksgiving experiences. I’ve spent it with family, friends, big and little gatherings and both traditional and unique events.

11.16.2012 – Arizona Foreclosures

Happy Friday everyone! Here we are at the middle of November with the holiday season upon us. Next week is Thanksgiving, which tends to be a time of reflection and acknowledging things to be grateful for.

There are personal things to show gratitude for and there may also be professional accomplishments to list. If we are looking at the big picture, although there is still a steep hill to climb, changes in the real estate market shows signs of improvement. This is something to definitely be grateful for, as it indicates a parallel improvement in our economy.

Regardless of changes, it is still mainly a buyer’s market. Although an increase in property sales is leading to a decrease in supply, the market is still at it’s optimum for those wishing to purchase. If you have been thinking about acquiring real estate, the sooner the better though, as the supply continues to diminish. Since along with the drop in supply, demands still remain, prices will continue to rise.

Remember when there weren’t computers? Now almost everyone use them. And often!

Facebook, Twitter, LinkedIn and so many other social media sites have our attention. If you are like me, they have a little more attention than they should. However, they are how so many of us are communicating with each other these days. And now we have Google+.

Google is familiar to all of us. That is, all of us who have ever at least glanced at a computer. Although I am quite familiar with Google as an efficient search engine, I am new to my personal involvement with Google+. It is yet another option in the social media scene. Sunday was Veterans Day. A day of reflection and a time to thank and honor men and women that have served our country whether recently or during a previous time of war.

We have seen the U.S. real estate market change throughout 2012 and in previous years. The initial fall in our economy and the associated real estate market decline was shocking.

I remember always being told that real estate is the one sure investment. I was taught that property always appreciates. So when the opposite happened, it was completely unexpected and somewhat surreal. It still seems odd due to the ingrained concepts I was given. What has happened wasn’t supposed to ever happen!

The rise in real estate prices, although gradual, have helped to create some optimism. However, there remains uncertainty and lingering questions. Will things ever go back to where they were before?

Although we can attempt to make predictions, only time will tell the direction of the market. If we choose to focus on the positives, it is good to know that increases are happening. In fact, I found a US News article that reports a two year high in new home sales in September. Below is a link to the article.

11.5.2012 – Election Tuesday

 

It’s all about numbers. Get out and vote America!

Regardless of who you are going to vote for, tomorrow is the day to get out and vote. Some of you may have opted to take advantage of the early voting opportunities or a mail in ballot. For those still needing to cast a vote in support of candidates and initiatives, Tuesday, November 6 is your day to do it!

Some people may believe that their one vote doesn’t make a difference. But a noticeable difference can be made. Especially in labeled dead heat races, where it all comes down to a small amount of votes. It’s all about the numbers! Have your voice heard by casting your vote tomorrow!

 

Voting in presidential and local elections seems symbolic of being an American. So is owning property. 11.2.2012 – Mortgage Debt Relief

With the end of 2012 nearing and the new year right around the corner, it can be a time of reflection for many.  At year’s end we often review personal and professional experiences. Throughout 2012 in this blog, the Arizona and California real estate markets have been in a constant state of review. It has been interesting to follow the changes close to home and throughout the U.S.

The end of this year also signifies the possible end of The Mortgage Forgiveness Debt Relief Act. Since 2007, this law has given some house sellers tax relief on mortgage debt forgiven by lenders. However, this debt relief act is set to expire on December 31, 2012 unless Congress makes a move.

With the decline in our economy more property owners chose the short sale process to avoid foreclosure. The Mortgage Forgiveness Debt Relief Act was intended to assist distressed borrowers, including short sellers. However, since additional criteria is considered, a short sale alone may not qualify you to receive this benefit. So, whether or not this law stays in effect won’t necessarily make a difference to some Americans involved in a short sale.
