11.23.2012 – So Cal Market Gains

Supply and demand influences every industry.

The equation of supply and demand can be seen in all industries, including real estate. As I have been sharing, although still a buyer’s market, property prices are on the rise. Foreclosures are decreasing and more people are seeking to buy. Supply is diminishing. Demand in some areas may be maintaining while in others, it is growing.

Source Capital's blog brings you real estate news.

Below is a link to a Los Angeles Times article highlighting the Southern California real estate market and recent gains. The article is accompanied by an informational video with statements from LA Times staff members. The sound quality of the video is not at its optimum in parts. It was recorded in the newsroom, so there is some background noise and other challenges, but it is interesting and I like the idea of what they are trying to do with the video to help inform consumers.

11.16.2012 – Arizona Foreclosures

Arizona sunset. There's nothing like the desert sky.

Happy Friday everyone! Here we are at the middle of November with the holiday season upon us. Next week is Thanksgiving, which tends to be a time of reflection and acknowledging things to be grateful for.

There are personal things to show gratitude for and there may also be professional accomplishments to list. If we are looking at the big picture, although there is still a steep hill to climb, changes in the real estate market shows signs of improvement. This is something to definitely be grateful for, as it indicates a parallel improvement in our economy.

Regardless of changes, it is still mainly a buyer’s market. Although an increase in property sales is leading to a decrease in supply, the market is still at it’s optimum for those wishing to purchase. If you have been thinking about acquiring real estate, the sooner the better though, as the supply continues to diminish. Since along with the drop in supply, demands still remain, prices will continue to rise.

Besides actual sales, another component to the changing market is a decrease in the number of foreclosures. Below is an article in Tempe, Arizona’s East Valley Tribune highlighting the topic, focusing on foreclosures in Arizona.

Arizona’s October foreclosure numbers down.

Arizona cacti and berries. Just one of the many pretty sights in this popular desert state.

If you want to take advantage of the still present buyer’s market in Arizona or California and you are in need of financing, contact private lender, Source Capital. Because of their more lenient criteria and ability to consider a client’s personal story, they can provide loans when traditional banks can not.

11.14.2012 – Google+

Remember when there weren't computers? Now almost everyone use them. And often!

Facebook, Twitter, LinkedIn and so many other social media sites have our attention. If you are like me, they have a little more attention than they should. However, they are how so many of us are communicating with each other these days. And now we have Google+.

Google is familiar to all of us. That is, all of us who have ever at least glanced at a computer. Although I am quite familiar with Google as an efficient search engine, I am new to my personal involvement with Google+. It is yet another option in the social media scene. One thing I love about it is the option to leave reviews for businesses. San Diego County based private money lender, Source Capital is one of those Google+ businesses!

11.9.2012 – New Home Sales

Buy now before prices rise further. Get that yard for your dog!

We have seen the U.S. real estate market change throughout 2012 and in previous years. The initial fall in our economy and the associated real estate market decline was shocking.

I remember always being told that real estate is the one sure investment. I was taught that property always appreciates. So when the opposite happened, it was completely unexpected and somewhat surreal. It still seems odd due to the ingrained concepts I was given. What has happened wasn’t supposed to ever happen!

The rise in real estate prices, although gradual, have helped to create some optimism. However, there remains uncertainty and lingering questions. Will things ever go back to where they were before?

Although we can attempt to make predictions, only time will tell the direction of the market. If we choose to focus on the positives, it is good to know that increases are happening. In fact, I found a US News article that reports a two year high in new home sales in September. Below is a link to the article.

New Home Sales Surge in September According to US News Report.

Since we know that the market is on the rise, which means an increase in prices, why wait?! If you want to buy, do it now if you can. If the thing holding you back is lack of funding, consider Source Capital. Regardless of your credit history, past experiences and current situation, you may qualify for a hard money loan. Real estate loan experts, Sacha Ferrandi and Pat Hook of Source Capital give opportunities to people that otherwise would not be able to buy property. 11.7.2012 – Easy Hard Money

There are all different kinds of loans. Private lender, Source Capital specializes in hard money loans.

Before beginning my work with Arizona and California private money lender, Source Capital, I didn’t know what hard money was. Nor did I know that it can be easier to get a hard money loan than a traditional bank loan in many cases. Regardless of the type of real estate lender you work with, there are laws and mandatory procedures that need to be followed. However, when you step outside the confines of traditional banks and into the less restrictive arena of hard money lending, some limits disappear. This is because private hard money lenders use the property being funded as collateral instead of relying solely on a particular credit score or similar guideline. The hard money loans that Source Capital works with are also called trust deed loans. The loan is secured with the trust deed attached to the piece of real estate involved in the transaction.

Looking for a place to call home? Don't let lack of funding get in your way. You may qualify for a home loan with Source Capital.

Instead of considering just your credit history, Source Capital looks at the big picture. So while traditional banks have already said no based on unmet criteria found on their strenuous checklist, private money lenders take time to consider the fact that life happens.

Arizona and California hard money lender, Source Capital understands that good people get bad credit. The number of people whose credit has been tarnished has increased in recent years due to an increase in lay offs, unemployment, foreclosures, short sales and bankruptcies. There aren’t many Americans who haven’t been effected in some way by the fall of our economy. Real estate loan experts, Sacha Ferrandi and Pat Hook of Source Capital give opportunities to people that otherwise would not be able to buy property. They understand that just because you have bad credit doesn’t mean you are a bad person. Bad credit can and does happen to good people.

It's all about numbers. Get out and vote America!

Regardless of who you are going to vote for, tomorrow is the day to get out and vote. Some of you may have opted to take advantage of the early voting opportunities or a mail in ballot. For those still needing to cast a vote in support of candidates and initiatives, Tuesday, November 6 is your day to do it!

11.2.2012 – Mortgage Debt Relief

The real estate market is changing and at the end of the year, so might an important law for short sellers.

With the end of 2012 nearing and the new year right around the corner, it can be a time of reflection for many.  At year’s end we often review personal and professional experiences. Throughout 2012 in this blog, the Arizona and California real estate markets have been in a constant state of review. It has been interesting to follow the changes close to home and throughout the U.S.

The end of this year also signifies the possible end of The Mortgage Forgiveness Debt Relief Act. Since 2007, this law has given some house sellers tax relief on mortgage debt forgiven by lenders. However, this debt relief act is set to expire on December 31, 2012 unless Congress makes a move.

The Mortgage Forgiveness Debt Relief Act helped many at tax time.

With the decline in our economy more property owners chose the short sale process to avoid foreclosure. The Mortgage Forgiveness Debt Relief Act was intended to assist distressed borrowers, including short sellers. However, since additional criteria is considered, a short sale alone may not qualify you to receive this benefit. So, whether or not this law stays in effect won’t necessarily make a difference to some Americans involved in a short sale.

Below is a link to a Union Tribune San Diego article discussing this related real estate and tax relief opportunities and issues.

Possible Expiration of The Mortgage ForgivenessDebt Relief Act

If you want to learn more detailed information about The Mortgage Forgiveness Debt Relief Act, the link below will take you to the IRS website with more about the law.
