6.18.2012 – California Dreaming

Why just dream it? Be there!

On a sunny day like today I often think of the beach. Living in southern California gives me the option of actually visiting the beach. Not just dreaming about it. It would actually be cool to have a beach house. Either to live in full time or once in a while. I know people who own beach properties and operate them as vacation rentals. They of course, can stay there whenever they want, but use them to make money when they aren’t in use. I love this idea!

Below is a link to a great website listing real estate for sale. Just type in the California beach area of your dreams and make it a reality!

Find the beach home of your dreams on Homes.com!

Live there. Rent it out. It’s your choice.

Don’t miss out on the amazing buyer’s market. If you need a loan to help get you the beach property or other home of your dreams, contact us. Just because traditional banks have turned you down, doesn’t mean you have to give up your goal of purchasing real estate.

6.13.2012 – Expedited Short Sales

New rules expedite short sales in San Francisco and throughout California.

You learn something every day! Until reading the CNN Money article at the link below, I had no idea that there was such a large number of short sales in California being attempted. Also surprising to me was how many of these attempted short sales have been falling through due to the delayed response times of involved lenders.

Instead of successful short sales, these slower short sale transactions are going into foreclosure. To combat this severe situation, new rules have been created and are now in place to help expedite the short sale process in California, Arizona and nationwide.

Learn more details about this changing real estate situation and the new federal rules aimed to speed up the short sale process in California and throughout the United States. This improvement in regulations will hopefully lead to a reduction in foreclosures.

CNN Money explains new federal rules expediting short sales.

Hopefully less real estate in Los Angeles, California and throughout the U.S. will be in foreclosure.

6.11.2012 – Ultra Cool San Francisco

The Golden Gate Bridge in San Francisco.

A number of people have said they could see me living in San Francisco. I am not sure what provoked these comments, except the fact that I like big cities and cooler weather. Although I was born in San Diego and live here now, I spent the majority of my life in the Pacific Northwest. Home to tall, lush Evergreens, snow capped mountains and more frequent overcast days, rain and less warmth than southern California.

I know many who live in San Diego, Orange and Los Angeles Counties, as well as other areas of southern California and Arizona prefer bright sun to grey skies. Although San Francisco does get sun, being in northern California, it is obviously cooler than the southern regions. I would say it’s ultra cool actually! It is a beautiful city with a lot to offer besides lower temperatures.

When visiting the land bordering the waters that boast the Golden Gate Bridge and Alcatraz, there is much to see and experience! In addition to the aforementioned landmarks, you can easily jump a cable car and check out San Francisco’s infamous Chinatown, Fisherman’s Wharf, Pier 30 and Ghiradelli Square.

Known for it’s myriad of quality restaurants, you will find something for everyone any day of the week in memorable San Fran. Being a big city, you can also be assured there will be plenty of entertainment options and arts galore.

06.08.2012 – More Than Hollywood

Hurray for Hollywood!

California is known for a lot of things. Some of the most popular areas continue to be San Diego, San Francisco and of course, we all know it’s… Hooray for Hollywood!

Los Angeles is the home to many stars, but it is made up of more than just Beverly Hills, Hollywood Blvd. and the Sunset strip. One thing I have heard many people say about L.A., is that it is actually composed of many different and diverse areas. Whether or not you are involved with “show business,” living in an area known as the entertainment capital of the world is sure to leave you with lots of options of what to do. Any day of the week and any time, day or night! No matter what interests you have, this big city certainly will provide you with opportunities for culture and learning, as well as fun entertainment.

If you like the excitement of a big city, but hope to live in a quieter area, Los Angeles could be what you are looking for. Downtown is downtown and Hollywood is Hollwood. However, there are a number of other parts of this California metropolis that could satisfy your home hunting checklist. Similar to San Diego and San Francisco, Los Angeles has lovely beaches and waterfront areas. This of course, is one of California’s selling points in general.

Below is a link to homes for sale in Los Angeles. No one area of L.A. is alike, so decide what type of an environment you want to live in to narrow your search. Big city electricity with a myriad of restaurants and nightlife walking distance from you home or perhaps a tranquil waterfront setting. You can find both in Los Angeles!

5.30.2012 – To Rent or Buy

To rent or buy… that is the question.

There are many ways to operate a business. In some cases you can work out of your home. Other instances are more suitable being presented out of an office, storefront or other publicly accessible space.

Just as you may weigh the pros and cons of renting vs. buying a home, you may want to consider doing the same for your business. If you own your own company, it could be beneficial to buy the building you operate out of. I found an article that addresses this topic. You may find it helpful during your decision making process.

Should you buy commercial property?

If you have any difficulty obtaining a loan for residential or commercial property, remember there are options besides traditional banks. Source Capital Funding, Inc. is a direct, private hard money lender that provides hard money loans throughout California and Arizona.  We lend in all major cities in California including, Los Angeles, San Diego, San Jose, San Francisco, Fresno, Sacramento, Anaheim, Bakersfield, Riverside and in Arizona cities including, Phoenix, Tucson, Mesa, Chandler, Glendale and Scottsdale.  If you have been turned down by traditional banks, give us a chance. 5.28.2012 – Perspectives

Thank you to all who have served and those that continue to serve.

Today is Memorial Day, so although I wrote about it on Friday, I want to again acknowledge this important day of remembrance. I hope all are enjoying the day. I am looking forward to going to a barbecue at my neighbor’s house later on. Time with family and friends can be wonderful, especially when we all get along. However, just as in war, sometimes we don’t see eye to eye.

Right now I am in a situation that would be easiest if all involved were on the same page. But the reality is, we are not. I see both sides. We both make valid points. It may sound odd, but in actuality neither one of us is fully right or wrong. It simply depends on your perspective. I am basing my argument on the physical and emotional well being of a person. My “opponent” is basing their stance on the availability of finances.

At this point I have to just let things play themselves out. I do hope that what I want to happen will be the end result. I have had to realize though, that it may not. This possibility saddens me, but I do hold the life philosophy that everything happens for a reason. If things go in the other direction, I am sure that in time this belief of mine will give me some solace.

Perspective is an interesting thing, isn’t it? We can look at a situation and experience nothing but dread, resistance, fear or some other less favorable feeling. With a simple change of perspective we may see the same instance as a remarkable opportunity for growth and learning.

One of the things that makes Arizona and California private money lender, Source Capital different from traditional banks is, perspective. When you go to a bank and they view your credit history and other deciphering criteria, you may not meet their established standards. You may get turned down for the real estate loan you were hoping for. The traditional lender’s perspective is that you, in some way, are not qualified to receive a loan. You may be considered a high credit risk due to a previous bankruptcy, foreclosure or short sale. Perhaps you have reached a state of bad credit due to unemployment, unexpected medical bills, divorce costs or some other life happening.

Bring your same exact financial records and life experiences to hard money lenders Sacha Ferrandi and Pat Hook of Source Capital and you may be in for a big suprise! After hearing nothing, but “no” you may get a resounding “yes!” How can that be? How can one loan funding agency differ so much from another. It is all about perspective!

Although both are sources of funding, non-bank loans are different from traditional bank loans. Source Capital meticulously follows all governmental laws and an exceptionally honorable, self-induced code of ethics. But even so, they have the ability to be more flexible. I love the way Sacha, Source Capital’s alternative funding expert explained it to me one day. He said, “we give loans to good people with bad credit.” It is so true! Acquiring bad credit does not make someone a bad person. Experiencing financial challenges and stressful situations is a part of life. I would be willing to say almost everyone at some point has gotten a taste of this reality.
