5.25.2012 – Memorial Day

Memorial Day. A time to reflect on those no longer with us.

Monday is Memorial Day. A day off for many. Some will enjoy a gathering with family and friends, a barbecue and other festivities. I have a number of relatives, friends and acquaintances that are or were veterans. Understanding what our service men and women do everyday without question, has made me greatly appreciate them and the sacrifices they make.

It’s not about being for or against war. It’s about supporting fellow mankind. Memorial Day is intended to be a time of remembrance. Reflecting and honoring those that have died in the line of duty. It is also important to remember the families left behind and the brave surviving veterans.

I remember watching a TV show with comedienne, Kathy Griffin. She was performing for the troops and also made a visit to a veterans hospital. People in all different stages of health and well being were filmed. I remember seeing the anguish on patients’ faces. There was one man in particular that had lost both of his legs. I will never forget him. I could see the stress in his face and that he was barely hanging on. I felt that he was contemplating whether life was worth continuing. It hurt my heart. He is one of many that has been severely wounded during war time.

Although some veterans have their health care covered, I personally have known individuals that have not had adequate coverage after returning from war. What happens if sufficient medical attention is not supplied? Unpaid medical bills are just one of the things that can lead to bad credit. Helping good people that have struggled financially is Source Capital’s specialty. It is what motivates private money loan experts, Sacha Ferrandi and Pat Hook to do what they do.

Below is a link to learn more about the origination and intent of Memorial Day.

5.23.2012 – Take a Chance

You never know who will be a star.

Tonight we learned that San Diego sweetheart, Jessica Sanchez was the runner up and  Phillip Phillips of Leesburg, Georgia was crowned the winner of American Idol. In its eleventh season, this popular show has made many a star and not all of them came in first place. In fact, many of the best known contestants did not win. Clay Aiken was the runner up of season two and Jennifer Hudson actually came in  seventh in the third season. Although neither won the show’s title, they remain two of the biggest household names post Idol.

Who knows what will happen next for Sanchez, Phillips or any of the competitors. As everything in life it will be up to the person, the chances that come their way and the paths they choose to take. One of my previous sales managers often said, “luck is when preparedness meets opportunity.” I believe that part of being prepared is confronting fears and not letting them stand in our way.

Some believe fear is a weakness, others that it should remain hidden. The truth is, we all have the emotion of fear. It is how we relate to our fears that determines whether they will get in our way and keep us from our goals. I am sure that both Sanchez and Phillips experienced fear at different times throughout the competition, most likely starting with the audition. What if their fear had stopped them from initially trying out for American Idol?

One of the things that we often fear is the unknown. It can make us feel vulnerable and not in control, which can be scary. Sometimes we choose to not take chances because of fear. Regardless of your financial status, nobody wants to lose money. If you are looking for a way to invest your money you may feel hesitant to try something you haven’t before. If I tell you it is a safe, low risk opportunity with guaranteed returns you may be intrigued, but also suspicious. Here’s where Sanchez and Phillips didn’t let their fear get in the way. Take a chance and you too could succeed.

You don’t have to decide now. Contact private money investment experts, Sacha Ferrandi and Pat Hook to have all of your questions answered. Source Capital Funding, Inc. is a direct, private hard money lender that provides hard money loans throughout California and Arizona.  We lend in all major cities in California including, Los Angeles, San Diego, San Jose, San Francisco, Fresno, Sacramento, Anaheim, Bakersfield, Riverside and in Arizona cities including, Phoenix, Tucson, Mesa, Chandler, Glendale and Scottsdale. At any given time, we have a number of real estate investment opportunities. If you’re not a private investor and instead a borrower and need a private hard money lender to fund your hard money loan, Source Capital Funding could be your answer. 5.19.2012 – Got Bad Credit?

It’s okay to talk about money and lack of money.

We have all learned that certain things are okay to talk about and others are not. Bad credit is a topic that seems to carry a certain amount of shame that can cause discomfort in the course of conversation. In actuality, most of us have experienced some type of financial struggle or credit glitch. I don’t have statistics for you. I just know so many people, me included that have had one or more of the following. Anyone in these situations should rest assured they are not alone.

  • Late bill payments
  • Being turned down for a loan
  • Being referred to a collection agency
  • Lay off, firing or other loss of employment
  • Accumulated medical bills
  • Bankruptcy
  • Short Sale
  • Foreclosure

When we are embarrassed about something, we can be hesitant to want to talk about it. If you have a goal of owning property in Arizona or California know that you have a support system in private money lender Source Capital. If you have been turned down for a real estate loan due to poor credit or any other reason, don’t give up until you apply for a private loan with San Diego based Source Capital. This is what hard money loan experts, Sacha Ferrandi and Pat Hook do. Fund non-bank loans to good people that have, like so many of us, hit some unexpected turbulence along the way.

5.16.2012 – The Short Sale of It

What is a short sale? Some of you know that I am learning as I go, as I work with Arizona and California hard money lender, Source Capital. I feel lucky to know Source Capital partners, Sacha Ferrandi and Pat Hook of San Diego County. They are real estate loan experts and I definitely am not! They have become a valuable resource to me and my education process. I mention this, because they are available as a resource for you, as well.

From the information I have gathered, I have now learned, a short sale is an alternative to a foreclosure. It does, however still impact someone’s credit report negatively. I can only imagine it must also be as stressful and emotional, as a foreclosure or similar situation is.

Basically when the sale of a piece of real estate falls short of debts secured by liens against the property, it is referred to as a “short sale.” It is an agreement whereas the lien holders agree to remove any liens to allow the sale to happen. When they release the liens, they agree to accept a smaller payoff than has actually accrued. This does not necessarily mean the borrower does not have to repay the unpaid balance, known as a “deficiency.” This may be the case, but only if it is mutually agreed upon between both parties.

I love the video at the link below! It is a simple and easy to understand explanation of a short sale and the associated process.

Learn what a short sale is in one and a half minutes!

Just as more people than ever are being forced to go through the foreclosure process, the short sale option is being chosen by more people also. Regardless of whether you have experienced one of these situations, bankruptcy or some other issue, resulting in poor credit, don’t give up your dream of becoming a property owner again.

5.14.12 – Happy Centennial BBB!

Happy 100th Birthday, BBB!

Most people have heard of the Better Business Bureau a.k.a. the BBB. But what is it exactly? The BBB is a corporation founded, believe it or not, in 1912! That’s right. It celebrates its Centennial this year, as it turns 100 years old.

The BBB consists of separately governed and incorporated local organizations throughout the United States and Canada wearing the name Better Business Bureau. These independently operated branches are affiliated with the Council of Better Business Bureaus (CBBB).

Okay. So that’s who they are, but still what do they do? The Better Business Bureau gathers and records information it receives about businesses, both locally and nationally. It is the collection of this information that determines the grade given to established members, as well as, whether or not a business will be granted membership.

The BBB plays an even larger role and it is an important one. It publicly reveals details about business reliability, legal issues and ethical conduct. The BBB acts as a trusted liaison between consumers and businesses sharing this information and resolving disputes.

According to the BBB’s website, their mission is “advancing marketplace trust.” Below is a link to the “Standards of Trust” expected of members.

The Better Business Bureau Standards of Trust

Hard money lender, Source Capital is a respected member of both the San Diego, California and Arizona Better Business Bureaus. They maintain a grade of “A” from both chapters. This means that they meet all of the requirements and standards of conduct. Below are links to Source Capital’s BBB profiles for San Diego and Arizona.

Grade A member of the San Diego Better Business Bureau

Grade A member of the Arizona Better Business Bureau

In general, having this information is helpful when choosing who to do business with. The hard money industry has a known history of unscrupulous dealings. When selecting a business within such a controversial grouping, a high Better Business Bureau rating becomes even more important.

North San Diego County, Rancho Bernardo based private money lender, Source Capital is the whole package. They are not only formally rated as exceptional in the areas of professionalism, integrity and ethical conduct, by the BBB, but their clients testimonials mirror the validation of these attributes.

If you have experienced a foreclosure, short sale or have established bad credit at some point along the way, you don’t have to settle for just any private lender. Whether seeking a real estate or construction loan, contact San Diego hard money lender, Source Capital. Give them a chance and they certainly will give you another one too.

5.11.2012 – Happy Mother’s Day!

Mom’s take on unbelieveable challenges, but the rewards are so worth it!

Sunday is Mother’s Day. Being a parent is, in my opinion one of the most challenging jobs on the planet. With all challenges, also come rewards. I am certain if you talk to any involved mom or dad, they would tell you how rewarding their role is. They would undoubtedly share how every challenge they have had to face with their children has been worth it.

I’m not a parent, unless you count my beautiful dog Ginger. Then I am a very involved mom for sure! I don’t believe things have to be difficult to be meaningful, but when we tackle challenging situations the feeling of fulfillment is satisfying.

Not every loan that San Diego private lender, Source Capital funds is simple. Some are more challenging than others, but if there is any way to get it done, it will happen. I do believe there is nobody more qualified or knowledgeable in the hard money industry than real estate experts, Sacha Ferrandi and Pat Hook.

They want to help people and are fulfilled by overcoming obstacles. 5.10.2012 – Life Happens

Sometimes things happen in our life that we are not proud of. Our response may be to keep these incidents to ourselves, pretend they didn’t happen and simply move forward the best we can. Often sharing our shortcomings can help us let go of judgement and be more accepting of ourselves. This can put us back on track for increased self-confidence, strength and empowerment vs. feelings of failure, embarrassment and defeat.

With the progression of today’s weakened economy more and more of us have felt the stress of financial instability. Challenged finances can lead to late payment of bills, defaulting on mortgages and a tarnished credit history. If your choice is to the point of whether to pay a bill or feed yourself or your family, it’s a no brainer. This has become the situation for an increasing number of people throughout the United States. Below is a recent New York Times article stating the reality of the U.S. real estate market and our economy.

Foreclosures times four million. You are not alone!

You may be one of the many Americans who never predicted being in a situation where eviction, foreclosure or a short sale were anywhere in your frame of vision. Whether it is one of these scenarios or bankruptcy, medical bills, unemployment or some other life happening, you are not alone. You also should know that the compassionate, non-bank loan professionals at Source Capital are here to help you.

Private money lenders, Sacha Ferrandi and Pat Hook are savvy about the real estate market and also the unexpected turns that can and do occur. Sacha and Pat understand that life happens. Just because you have had glitches in the past does not mean that you can’t ever purchase Arizona or California real estate again.

When I first started working with San Diego hard money lender, Source Capital, I was admittedly naive as to why our country was in the weakened economic position it was. All it took was one conversation for me to understand why and how we arrived where we are. Not only was the communication clear and demystifying, I didn’t walk away feeling unintelligent or embarrassed for not knowing what was going on. I felt and continue to feel empowered, thanks to private loan experts, Source Capital. I was given information that otherwise seemed hidden.

I appreciate the honest, up front approach that “bad credit loan” professionals, Sacha and Pat share. Based in north San Diego County’s Rancho Bernardo area, they have an open door policy. If you feel confused, overwhelmed or simply want help with your current situation, contact Sacha or Pat. Working with Source Capital and their hard money lending program will empower you. They are not a bank. They provide a non-traditional loan alternative for those that have been turned down by other lending institutions. It is never too late to take a step in a new direction. 5.2.2012 – Good People Get Bad Credit

Homeownership is down due greatly to the growing number of property foreclosures in our country. Another contributing factor is stricter criteria of traditional banks keeping potential buyers from purchasing. Detailed information regarding this issue can be found in the article at the link below.
