4.30.2012 – Wine Country

Whether or not you enjoy vino, Temecula’s wine country is a beautiful sight.

Although I was born in San Diego, I lived the majority of my life in Washington State. When I moved back down to California in 2007 I didn’t know where anything was. I didn’t care if I got lost, because when I did I would have to find my way back home. This allowed me to learn the local geography. This is another example of how “mistakes” can be great learning experiences!

I was actually living in San Diego County quite a few months before learning that we had our very own “wine country.” North County’s Temecula boasts beautiful hills, greenery and wineries galore. Here is link with information about Temecula and its wineries.

04.27.2012 – Farm Out

My grandma helped choose my blog topic for today. I asked her what she would like to see me write about. She responded, “animals.” She knows how much I love animals. Although I am not writing about animals specifically, her idea helped me to think of a topic I haven’t written about before, farm land.

You may not dream of living on the farm, but how great would it be to have more than just a lot, but instead acreage?! I like the idea. Maybe with a house on it, but maybe not. If you have been following my blog posts, you know how much I encourage people to buy whatever they can right now to take advantage of the current real estate market. Why not consider going rural and securing a beautiful piece of land!

Below is a link to a site I found that lists rural properties for sale in California.

4.23.2012 – Child Advocates

Every child deserves a childhood.

April is National Child Abuse Prevention Month. This month long public recognition, is an important step in raising awareness about the severity of this issue. Source Capital supports a variety of organizations that assist children year round. This includes, the San Diego Center for Children and Voices for Children San Diego.

Founded in 1887, the San Diego Center for Children provides a variety of services for children, youth and families in need. One area of their focus is helping children throughout the county who have been traumatized. This life changing non-profit organization works to give these children the childhood they deserve, including the tools and support needed for success. For more information and to find out how you can help, contact the San Diego Center for Children at 858-277-9550 or email them via their online form.

Voices for Children San Diego is a non-profit organization, serving children in San Diego County’s foster care system. According to their website, half of our county’s foster children have no one. No family members, relatives or family friends to look out for the child’s best interest. That’s where Court Appointed Special Advocates, or CASAs come in. CASAs are dedicated volunteers who are trained and chosen to represent foster children in our community. Pat Hook, one of the owners of Source Capital is a Court Appointed Special Advocate involved in this essential program. To learn more about Voices for Children San Diego and how you can help, including their CASA program, call 858.569.2019 or email using their online form.

4.18.2012 – Are You a Broker?

Let Source Capital help you seal the deal.

The process of buying real estate can be lengthy. It begins with an individual or company wanting to explore available properties. That’s where a broker comes in. A successful relationship between agent and client is based on trust. Being able to support clients from beginning to end is important.

Source Capital provides funding options for those that need to close on a property quickly. They also believe in giving good people second chances. For buyers that have been turned down by traditional banks, the door is not closed. Co-owner of Source Capital, Sacha Ferrandi explains, “Banks and other traditional lending sources will decline someone regardless of their past positive credit history if they have a bankruptcy, foreclosure or short sale on their record.” Whereas, Source Capital looks at the entire situation; the big picture. This allows more flexibility and the opportunity to fund loans that have otherwise been dismissed.

Below is a link to additional information to assist brokers seeking funding for clients.

4.13.2012 – Avoid Mistakes

Mistakes are part of learning. Sometimes there are ways to avoid them and still learn what we need to.

Today is Friday the 13th. Some people believe it is symbolic for bad luck. When we make a mistake sometimes is viewed in that same way. I, however do not see mistakes as a bad thing. We may not be happy when they happen, but they are part of any learning process. In addition to learning from our own mistakes, we can learn from the mistakes of others. This can help us avoid them ourselves.  The article at the link below is designed to assist first time home buyer’s. I believe the information can help anyone looking to purchase, whether now or in the future.

Avoid 10 Common Home Buying Mistakes

The examples in this MSN Money article can help better prepare you during the purchasing process. Source Capital provides an additional resource to avoid mistakes. 4.11.2012 – Oh Give Me A Home

Sometimes we need help getting our new home.

I have a new friend. We met because we are both active within the local pet community and were involved with helping to re-home a displaced cat. In our interactions I learned that he is also a realtor. So, he not only helps felines, but he helps humans find new homes too! I asked him if he worked with any particular private lenders and told him about Source Capital. He works with a niche market within the San Diego population. The vast majority of his clients buy property outright with cash, so his work with private “hard money” lenders is minimal.

Now, most of us don’t fall into his category of clientele. Me included! So, where do you go if you don’t have sufficient cash on hand? If you need to close on a deal as soon as possible and/or have been turned down by a bank, Source Capital can help you.

4.9.2012 – Magnify Your Money

If you are considering how to invest your money, you may want to review this article by financial expert, Suze Orman. In this piece, she discusses traditional savings options, incluidng Money Markets, CDs, US Treasury Bills and saving bonds.

Money Market Accounts, CDs and Treasury Bill Interest Rates

You will see that none come close to the return you get with a trust deed loan through Source Capital. In this article comparing investment types, the highest interest rate is 5.92%. In contrast, Source Capital’s trust deed loan investments offer a higher return of between 8.99% and 11.99%. Combine this with the low risk factor and personal service provided by owners Sacha Ferrandi and Pat Hook and you have an unmatchable investment opportunity. Call Sacha or Pat at 858.705.6144 or email via their online form for a complimentary no obligation consultation. Find out how you can magnify and multiply your money. -Sindi Somers

4.6.2012 – Why Us?

When I first learned about Source Capital and what they did, I had a limited frame of reference. I figured there was only one type of borrower that would need a private lender’s services. Some of you reading this may have the same initial thought. I am talking about the preconceived idea that the only reason someone would contact Source Capital is because they were turned down by a bank based on their credit history. Although this is the case with some, there are several other more common reasons a borrower may seek out a private money loan.

Because of inflexible funding criteria and mandatory requirements for loan qualification, people with perfect credit history may find themselves searching for alternative financing options. For those with an urgency in acquiring funds, Source Capital is a viable options due to their ability to close loans more quickly than banks and conventional financial institutions whose strict regulations slow down the process.

When time is of the essence, traditional lenders generally can not meet a borrower’s needs. Source Capital requires a lot less documentation than a traditional lender would. The reduction in paperwork and red tape of having to deal with a more stringent loan committee process speeds things up considerably.

Source Capital is extremely knowledgeable of the ever changing laws in this industry. Even as they abide by all legal channels, they still have more flexibility when funding a loan. There is more room for creative problem solving since underwriting guidelines and other rules are not as rigid when working with a private lender.

Private money lenders do charge a higher interest rate, as well as fees sufficient enough to lessen a project’s risk. Because of this, a borrowers history and level of commitment are not the only deciding factors. The most important component is the evaluation of the real estate. This helps determine both the fees and down payment needed to further lessen the risk of loss.

While a traditional bank may decline a loan based solely on a credit score, previous bankruptcy or foreclosure, a private lender has more room to explore options. Source Capital makes its decisions based first and foremost on the value of the asset or property. It considers the strength of the borrower, second.

Private or hard money, as it is also called, is used by a variety of borrowers ranging from high net worth individuals to sophisticated real estate investors and developers. The speed and simplicity of loans funded through Source Capital is attractive to people in many situations looking for financial assistance.
